Project Managment

Client representation/construction supervision

As an external project manager, we monitor general contractor/developer`s work in terms of costs, quality and time management and report directly to the client.

Tendering / awarding of contracts

Qualified preparation of bills of quantities for cost groups KG 300 and KG 500 in accordance with VOB/C. Quantity surveys. Obtaining tender requestss, including preparation of conducting of a contract Negotiation of contract.

Procedure Managment

A customer delegates EBSL сompany to manage their project (renovation or a new construction project).

We plan a project progress. We take care of permits, plans and scheduling.

We do the cost estimation and provide quotes from the list of our partner companies. We check the reliability of selected companies from your side.

We draft contracts between the contractor and the client. At the same time, we secure contractual agreements with both parties.

We check the progress of the process, invoices issued to the client and punctuality of payments to the contractor. We agree on the acceptance of the completion of the project.

Construction management

Service phase 8 according to HOAI for turnkey commercial and residential construction. Supervision and coordination of execution. Keeping a construction diary, acceptance of the construction work, identification of defects and monitoring their of rectification.

Energy efficient construction

A prerequisite for an Efficiency House subsidy is the inspection and documentation of the energy quality of the house by an approved expert before construction begins and after completion. A Blower Door test is also a part of the increased requirements from the government to construction acceptance.

Energy-efficient construction means constructing and operating a building with the lowest possible energy consumption.

Energy consumption primarily includes heating, hot water, ventilation and cooling.

Low heat loss, i.e. good thermal insulation, air and wind tightness of the building.

Climate-friendly residential building (KfW Efficiency House 40):
This may only consume 40% of the energy of the reference building.
This minimum standard is to be reduced to 40% by 2025.
